Carlos did an amazing job on both of my roofs. They are very professional and efficient. He was able to identify wood rot underneath and help me repair it before replacing all the shingles class 3. Carlos inspects the roof and leaves you a written price the same day, with two shingle options. Most roofers don't do that.
What moves the number
- Size and pitch. Squares of roof and how steep it is.
- Layers and decking. Two old layers or rotten sheets add tear-off and material. Up to 3 decking repairs are included in the quote.
- Shingle line. GAF Natural Shadow (good) or GAF Timberline HDZ (better), with Class 4 impact-rated available.
Price match. We match a written bid from any roofer you can find on Google Maps.
What the quote includes
- Tear-off and haul-away of the old roof, all layers
- All materials and labor, with up to 3 decking repairs included; anything beyond that is reviewed with you before we go further
- Ice-and-water shield, synthetic underlayment, drip edge, starter strip
- Shingles, ridge caps, ventilation, new flashing and pipe boots
- Permit where required, magnet sweep and full cleanup
- 3-year transferable labor warranty
Repair or replace?
Under about 15 years old with damage in one area: repair. Widespread granule loss, curling, repeat leaks or two layers already: replacement usually saves money over the next five years. The free inspection gives you both prices.
Repairs and emergency tarping start at $500.
Insurance claims
About 75% of our jobs are insurance claims. If hail or wind caused the damage, your policy may cover replacement minus your deductible. We document it, meet the adjuster, handle the supplement, and never trade your deductible for a discount. How claims work.
Paying for it
The terms are the same on every job, and they are on the quote before you sign anything.
- Deposit. Deposit at signing, typically 50%. Work usually starts within 14 days of a signed contract.
- Final payment. Balance due within a couple of days of completion; you then receive the paid invoice and a certificate of completion.
- How you can pay. Cash, Zelle, Check, Credit card (processing fee applies).
- Discounts. Senior and military discounts (not combinable with other offers). Ask when Carlos writes the quote.

Straight answers
Why is there such a range in roof prices?
Roof size in squares, pitch, the number of layers to remove, decking that needs replacing, the number of penetrations and valleys, and the shingle line you choose. Two houses on the same street can be thousands apart, which is why we price each roof after we have been on it.
Is the inspection and quote really free?
Yes. No trip charge, no obligation, and the quote is written the same day. Most roofers do not quote the same day; it is the main reason people go with us.
Can I get an idea of price before someone comes out?
Not an accurate one. Tell us the approximate square footage and whether the roof is one story or two when you book, and Carlos can talk through what will drive the number, but the written price comes after he has been on the roof.
Do you match other roofers' bids?
Yes. Show us the written bid and we will match it, as long as it is from a roofing company you can find on Google Maps.
How do I pay, and when?
